The residence provides them with access to services, programs, and community supports that will empower them to become creative, caring, purposeful, responsible, and self-sufficient adults.
Reports To: Program Director, McLaughlin East Harlem Residence Location: 55 East 110th Street, New York, New York, 10029 Hours: 40 Hours/Week; Exempt Salary: $50,000 to $58,000 Major Duties: Superintendent Duties: Prioritize and confirm completion of work orders Establish daily work assignments for efficient, thorough completion Maintain record of types and frequency of service requests received Establish emergency maintenance on-call schedule, post and distribute emergency telephone numbers, and ensure protocol is followed Maintain inventory of equipment, tools and supplies Make management approved purchases of supplies, equipment and services Make regular inspections of the property Notify management of maintenance problems and recommended solutions Assist in preparation and confirm accuracy of all maintenance related records Meet with on-site manager daily to report on status of all scheduled work Assist in move-in and move-out procedures, including responsibility for timely unit turnover prep Make recommendations for contract services and supervise contract maintenance workers Train new maintenance staff members Hold regular instruction classes for maintenance staff as necessary Ensure clean and safe condition of workshop or utility room Establish preventive maintenance schedule Maintain updated preventive maintenance information (e.

, location of extra parts for appliances, equipment serial numbers, service telephone numbers) Provide mentorship to all maintenance staff by following all company procedures and presenting an appearance appropriate to the image of the property Maintenance Duties: Obtain thorough knowledge of electricity, water and gas turnoffs, clean out traps, fire extinguishers and fire hydrants Assist in all aspects of the property’s maintenance, including grounds, custodial, preventative, corrective, deferred and emergency maintenance.
Responsible for: Maintaining exterior and public lighting Clearing gutters and downspout Repairing structural wear and damage to building Caring for lawn, plants, shrubs and flowers Cleaning parking areas, sidewalks, alleyways, hallways, and common areas Preparing vacant apartments Painting Servicing appliances, equipment, plumbing, electrical system, etc.
Picking up trash around the property Cleaning garbage area Watching out for and reporting the unusual Any other duties as may be required from time to time Relationships: Reports to on-site director Manages and supervises site maintenance staff Maintains positive working relationships with other staff members, tenants, guests, suppliers, vendors, and professionals servicing the company and/or property Qualifications and Experience: GED plus two years experience working as a building superintendent preferred.
Must have Certification of Fitness for: #6 Boiler #2 Boiler Standpipe and Sprinkler Fire Command Station Valid New York State Driver’s License strongly preferred Skilled in aspects of building maintenance, including but not limited to plumbing, carpentry, electrical, painting and plastering, stripping and waxing, and general cleaning.
Ability to review and/or create specifications for required work and inspect/sign-off on all work completed.
Ability to supervise and motivate maintenance staff, and monitor multiple projects to completion.
Flexible hours to insure access and availability.
Some weekends and evenings.
Must live on site.
Must have a commitment to work from a strength-based, youth development and trauma-informed perspective.
