Reporting Relationship: Executive Director, Facilities, Construction and Fleet (Owner's Project Manager, OPM) Primary Functions: Support the CPS Construction OPMs efforts in CT and NY Assist in the development, of cost estimates Review plans and other technical documents Answer questions regarding the scope and/or timing of the project Monitor costs and project progress Maintain control of all project documentation Create, manage and track RFI’s from the field to the architect/engineer of record Maintain/update project records Assist the project manager/superintendent in creating and distributing the project schedule Assist project team with conflict resolution between owner, contractor and subcontractor Assist project manager/owner in getting building permits for the project Understand appropriate building codes/ regulations Coordinate project change-order management, creation and negotiation Conduct and document weekly project owner’s meetings/decisions Assist the project team with site safety documentation and coordination Assist the project team with closeout of the project Assist the OPM with monthly subcontractor billings and pay applications Administrative support the construction procurement, design, construction and close out process, Follow the processes and standards for the selection of the construction project team, including issuance of Requests for Proposals, review, scoring, Board Resolution approval request development and presentation, contract development and issuance.
In accordance with the CPS fiscal policy for procurement Oversee efforts to research and provide reliable estimates of Construction projects including costs for labor, equipment and materials Assist the construction and design team to ensure compliance with applicable codes, regulations, architectural standards and contractual requirements Assists in the design process to ensure space allocation is to standard while being conscious of the cost implications In conjunction with the facilities team, provide documentation for the proper maintenance and records of warranties, licenses, inspections, service agreements and preventative maintenance contracts for various pieces of equipment Assist the PM with the preparation, management and compliance of the Construction project budget for future building and remodeling projects Assist the project team in the development of the bridge documentation necessary to secure financing for construction projects.
Prepares monthly reports to be presented to board members and assists as may be necessary in reports or grants as may be related to construction projects Requires travel in CT, Harlem, NY & Bronx, NY, including occasional nights and weekends Other responsibilities as assigned by the Executive Director of Facilities, Construction and Fleet.
Skills and Qualifications: A Bachelor's Degree in Construction Management, Engineering, Architecture, or equivalent experience.
2+ years of experience in School Construction or a related construction field Strong communication skills Professional and polished Computer proficiency utilizing Microsoft Office Suite software (Word, Excel, Outlook, Power Point) and other applicable software programs (ProCore) Demonstrate flexibility and is adaptable to change General knowledge of office protocol, routines and procedures Ability to read and comprehend plans and specifications Strong attention to detail, problem-solving skills and ability to meet deadlines Self-motivated and proactive.
Is able to accomplish tasks without direct oversight Excellent leadership and decision-making skills Strong knowledge of project management principles and creating structure for standard operational processes as related to School Construction, Renovation and Facilities Operations and Maintenance planning Agreement with the academic goals and philosophy of the charter school; Compensation: Salary range for this position is $ 70,000- $90,000 and commensurate with experience.

This is a full-time, 12-month exempt position, which is vacation eligible.
